1. 1. Undermentioned prices to stay are comprehensive of overnight stay, use of the room, TV, bathroom and its accessories, breakfast, supplying and change of towels and sheets every 3 stay days or on request with an additional charge: bedclothes € 7,00; towels € 4,00.

2. 2. To receive every kind of information about our structure and make a booking, is possible use the form predixposed on our website in the pages of Rooms, or Contacts. Alternatively, you can send an e-mail to the e-mail address prenotazioni@benhouseoristano.com. It will be our care answering as soon as possible to give you all details you need.
3. 3. On the notice of the booking confirmation, we will give you all necessary data to make the down payment – to effect with bank transfer, PostePay or PayPal – amounting to 30% of the total stay, which will be paid by cash or PayPal at the check-in time.

N.B.: Don’t pay the deposit before to have received confirmation about the availablity for the required period and have agreed upon the sum to pay.

In case of booking cancellation arrived:

• • Within the 30th day before the arriving, the deposit twill be entirely paid back with deduction of the repective expenses.

• • Within the 29th and the 10th day will be effected a deposit 50% rebate with de-duction of the repective expenses.

No rebate will be due by us:

• • In the case which the booking cancellation request came over 10 days which come before the beginning of the stay.
• • In the case of early departing on the deadline and previously confirmed in the booking.

In case of non-arrival and without booking cancellation will be demanded the 50% due for the stay.

4. 4. The Guests arriving in the structure are bound to exhibit a valid identity document (Passport, Identity Card, Driving Licence), in accordance with the laws in force, for the registration. After the filling out of the notification form required by the police station with the indication of yours particulars and after having proceeded to pay the rest of stay, we will give you the gate, main door and room keys reserved for you.

Data provided will be processed within confidentiality and surance’s duties reguled by the regulations in force. Therefore, they will be processed exclusively for aims concerning the business and they won’t be disseminated.

5. 5. Rooms are available for check-in from 4:00pm and i twill be done within 7:00pm. In case of delay or early, a preventive communication is required. Rooms have to be vacated (check-out) within 10:00am of the day after to the last overnight stay. One qualifies that in case of early departures no pay back is due. In case of necessity Guests can deposit their baggage with the Host paying a sup-plement of €5.

6. 6. Breakfast is served from 7:30am to 10:00am. In case of special needs: coeliac guest, we have a tour disposal Gluten Free products; or, a breakfast time alteration, in case of early departures or participation to excursions, They must be previously agreed with the Host.
7. 7. At any time, must be avoid behaviour, activities, games and use of equipment which cause inconvenience to the others Guests.
   Must be observed absolute silence from 2:00pm till 4:00pm and from 10:00pm to 8:00am. In any case one must behave properly which in no moment of the day and in no way disturbs the tranquillity of others.
   Childrens must always be accompanied by an adult fully responsible of their behaviour.
   We remember that during the stay, will be our discretion pulling away all those whom, at our unappealable judgment, will have become undesidred or will have broken in any way the actual regulations.

8. 8. IT IS ABSOLUTELY FORBIDDEN:

• • SMOKING IN THE INTERNAL ROOMS. One can smoke in the respective private balconies or common to the other rooms, where one invites kindly Guests to use the hashtrays and don’t throw away cigarettes wherever it happens. Respect and sensibility of each of us contribute to the comfort of all!
• • Hanging out wet clothes, beach towel or other clothes upon the household furniture, chairs, armchair and wardrobe in the rooms, in order to avoid the damaging of them. Rooms are in greater part period furnished and vintage paintings, and, even though of no great value, such furniture arefamily goods and deserve all the possible respect, thanks.
• • Introducing either animals, or people of which it has not been made the identity document registration or took an previous agreement with the Host.
• • Hanging about the structure in such indecent a manner.
• • Throwing diapers, sanitary napkins and paper into the WC, because they can clog pipes. For this very reason there are the respective baskets!

9. 9. ONE INVITES THE GUESTS TO:

• • Keep an eye on one’s objects as owners and Host are not responsible of their custody.
• • Verify, at their own check out, that lights of their own room and common areas are off.
• • Close the main door and take care of the keys: therefore, don’t leave it fit into the lock of the main door nor in that one of their own room. Before departure Guests must return the keys to the Host. The possible keys loss implies the charge of the costs to change the lock and the whole keys set.
• • Know that in the eventuality that problems not caused by our responsiblity in the provision of services occur (Internet connection, telephone line, water, gas, electricity) we don’t answer for the damage caused.

10. 10. Rooms are checked out and inventoried whenever there is the guest changing. Every damage derivated from illegitimate use of any objects of the room will be entirely charged to the responsible Guest.Ben House don’t assume the responsibility for possible damages towards people or things which have or have been caused from or towards third parties. A possible damage of the structure, its furnishing, or in case of theft, stealing or objects embezzlement, with ascertained responsibility from Guests must immediately be communicated to the person concerned. Will be our care make an immediate complaint to the person concerned. One creates beautiful things don’t subtract them to anyone!
